Project Manager: Rehab a House

Task 1: Appointments and Contacts

1) Call City Link 630-2489 to find out which days/times are for city trash, yard waste, and recycle pickup.
2) Call Bruce 647-6583 the Handy Man.
3) Call Rocky to do wrecking.
4) Call Chris at Thompson Electric 724-4433, to pull permit, do safety check, repairs.
5) Call Joseph Webber 318-0097 to do plumbing.
6) Call Frank Johnson 545-0373 to replace stairs, drywall, etc.
7) Call James Meyer 401-8826 to lay carpet and vinyl.
8) Call Stacy 386-0715 to pressure wash, paint inside/outside.
9) Call Raymond 401-0217 for Cabinetry.
 

Task 2: Removing Trash

1) Pick up all trash from around outside of house.
2) Put large or heavy pieces out at curb (middle) for armature truck.
3) Put small pieces into garbage cans, and take to right side of curb (no can over 40 lbs).
4) Put all recyclable items in blue bin, and place next to right side of garbage cans.
5) Pull all trash/rocks etc out from under house. Do the same as #2/3/4.
6) Push all trash inside house (including attic and basement) out front door. Do the same as #2/3/4.
7) Push all trash in garage out front garage door. Do the same as #2/3/4.
NOTE: Call Citylink 630-2489 for armature truck pickup.
 

Task 3: Initial Landscaping
1) Remove all rocks, cinder blocks and bricks.
2) Take large items out to middle curb.
3) Put small items into disposable waste bins, and take to middle curb.
4) Dig up/cut down all dead bushes/trees, and remove all palm trees.
5) Remove all heavy limbs from over house.
6) Cut them into 4' sections. Take out to left curb for yard waste.
7) Remove broken fencing, take to center curb.
8) Pull all weeds. Cut into 4' sections. Take to left curb.
9) Rake leaves into leaf bags. Take to left curb.
10) Shovel dirt in high areas into low areas to level the yards.
11) If there is a lawn: weed/mow/edge/fertilize then water thoroughly.
12) Keep lawn watered during the duration of this project.

Task 4: Initial Interior

1) Cut carpeting into 4’ strips, roll it up, take to center curb.
2) Cut padding into 4’ strips, roll it up, take to center curb.
3) Remove old carpet nail strips, put in garbage cans.
4) Remove quarter round below baseboards, break into 4’ strips, put in garbage cans.
5) Remove linoleum, place in disposable bins, take bins to center curb.
6) Remove all nails, staples, tacks, etc from floor.
7) Remove interior door knobs/hinges, put doors out of way.
8) Remove cabinet/drawer handles/hinges, put drawers/doors out of way.
9) Remove window locks/lifts.
10) Remove smoke alarms, door bells, peep holes, medicine cabinets, thermostats that are not working, etc.
11) Remove light fixtures.
NOTE: Call Citylink 630-2489 for armature truck pickup.
 

Task 5: Initial Structure Work

1) Make a to-scale drawing of the house.
2) Check for any "dead space" that can be utilized elsewhere (ie closet).
3) Add/draw in, any closets necessary.
4) Red-ink all structural changes wanted.
5) Redraw, with changes, to show how the house will look when finished.
6) Wreck all unwanted walls.
7) Arrange for someone to check foundation and level all floors.
8) Arrange for roofer to rebuild/repair roof.
9) Empty the water heater.
Note: Call Citylink 630-2489 to have armature truck pickup.
 

Task 6: Interior

1) Repair/build framing for walls/floors/ceilings and window/door frames.
2) Repair/build door/window frames as necessary.
3) Repair/build closets/baseboards/molding as necessary.
4) Drywall/tape/caulk as necessary.
5) Decide on all paint colors.


Task 7: Plumbing

1) Re-locate water heater to more convenient location. Replace with waterless?
2) Remove old kitchen air vent, and replace with Sterda-vent.
3) Add spigots and turn-off valve if necessary.
NOTE: No pipes showing except air vent for bathroom, water spigots, and turn-off valve.
4) Replace/relocate plumbing where necessary, attaching plumbing to under-floor.
5) Remove all un-used pipes.

UNDER CONSTRUCTION:

Task 8: Electrical

Add/replace SGI receptacles in bathroom and kitchen as necessary.
Add/replace regular receptacles throughout house as necessary.
Add 220 if necessary, for stove/dryer/CAH.
Add/replace switches as necessary.
Add/replace wiring and light junction boxes as necessary.
 

Task 9: Mechanical

Add/replace central air/heat/ducts/thermostat as necessary.
Note: Call Trane through Home Depot.
 

Task 10: Windows

Measure and replace any broken panes of glass.
Take out each bottom sliding window section to repair/sand/wax as necessary.
Replace frayed/broken ropes.
Measure outside “tight” measurements to each window.
Order new screens from Dan 568-6839
 

Task 11: Prep for Painting

Inside:

1) Remove nails/tape/staples/screws etc.
2) Remove loose paint and wood.
3) Wash down walls/floors/ceilings with water/bleach mixture (to keep mold from growing).
4) Wash down doors/windows/frames/baseboards with water/bleach.
5) Use chisel and hammer to remove lumps and swelled wood.
6) Fill cracks and holes with wood filler/caulk/joint compound.
7) Sand/grind rough areas smooth.
8) Recheck for lumps/cracks/holes etc. and fix
9) Replace/repair items (baseboard/molding etc) as necessary.
10) Caulk around all doors/windows/cabinets/tubs etc.
11) Remove all doors (including cabinet doors if they are being painted).
12) Remove all hardware and light fixtures (from doors, cabinets, ceilings, walls, floors etc),
13) Remove all light switch and receptacle plates.
14) Put tape over all light switches and receptacles.

Outside:

1) Remove all nails/screws/tape/staples etc.
2) Remove all unwanted hardware.
3) Remove window screens (have the bad ones re-screened or replaced).
4) Remove or tape over hardware that is staying, but that we don’t want to get paint on.
5) Remove/replace loose/rotten/swelled wood.
6) Pressure wash to remove dirt and loose paint.
7) Chisel and hammer lumps off.
8) Fill cracks and holes with wood putty,
9) Sand/grind rough areas smooth.
10) Recheck for lumps/cracks/holes etc. and fix.
11) Replace/repair items as necessary (window sill/door frame/fascia/vent screens etc)
12) Caulk around all windows/doors/vent screens etc.
13) Remove all light fixtures.
 

Task 12: Painting

Purchasing:

Use flat paint for all inside walls except kitchen, bath and utility room (2-5 gal tubs).
Use semi gloss paint for inside walls in kitchen, bath, and utility room (1-5 gal tub).
Use semi gloss white paint for all ceilings, molding, baseboards, window and door frames (1-5 gal tub).
Use flat paint for all outside walls (2-5 gal tubs)
Use semi gloss paint for outside trim (window/door frames, fascia, stair rails etc) (1-5 gal).
Use semi-gloss paint for mailbox and post

Painting:


Task 13: The Bathrooms

Notes:

Home Depot has inexpensive 3 piece vanity sets (cabinet, sink/top combo, and matching mirror).

 

Task 14: The Kitchen & Utility Room

Notes:

Don’t go over 10’ with cabinets, or you won’t find a countertop to fit.

Stoves are 30" wide, Leave 31" if in middle, leave 32" if at an end.

 

Task 15: Floors, Carpeting and Vinyl

Notes:
Home Depot has floor sander rentals at reasonable prices.

 

Task 16: Appliances

Notes:

Walker Thrift Shop at 26th and Pearl has reasonable prices (Jerry Dunn referral).

 

Task 17: Advertising

Notes:

Make up an ad in advance that can be cut/pasted to each advertisement.
